Location:
Situated 6km East of Hermanus on a private estate. Positioned in between mountains and a lagoon, the property gives the feeling of water and life flowing down the mountains, through the gardens and into the house.

Bedrooms and Bathrooms:
The house has 5 bedrooms, 3 bathrooms, 2 lavatories and a shower-room.
3 bedrooms have en-suite bathrooms with showers, baths, toilets and washbasins. 2 bedrooms have washbasins and share a shower-room and lavatory.

Living Areas:
There are two living areas designed for different purposes.

Downstairs
The entrance hall has a dining table seating 10 (photo), connects the lagoon and mountain facing sides of the house, the two downstairs bedrooms and the kitchen and dining room.

The living room has two sofas seating 6 (photo), there is satellite television, dvd player and a fire place.

The kitchen has a bench seating 5 (photo), a vast amount of work space, full size fridge and freezer and separated room wish washing machine, dishwasher and kitchen sink.

The terrace has a table seating 8 (photo), a ‘waiter’s window’ connecting to the kitchen, a stone oven, portable gas braii and provides access to the pool and lagoon.

Upstairs
The upstairs living area is positioned in the centre of the house (photo), separating the master bedroom and providing it a degree of privacy. There is seating for 6, a desk for study, and two balconies facing the lagoon (photo) and mountains respectively.

Outside:
The entrance hall leads straight through to the front of the house which has a beautiful old crafted canoe with a water feature below flowing into the swimming pool. The gardens are very inviting and well kept.

Fynbos garden leading down to the lagoon area where one can find a seperate round communal pool.
